A question we often get asked is: What is the difference between a Regular Clean and a Vacate Clean? Apart from the price and the Bond Guarantee there are some key differences that you should know when considering doing a Vacate Clean yourself or hiring a professional to do it for you.

 

The first is the details that are usually only cleaned during a Vacate Clean. When you clean your home or even if you hire a professional to clean it for you you would normally clean the bathrooms, the outside of the cupboards and the surfaces of your tables, beds etc. as well as your floors. You might even get the skirting boards cleaned and dusted but there are certain areas that most people don’t clean on a regular basis.

 

Some examples would include the exhaust fans,inside your light fixtures, the tracks on your wardrobes, inside your cupboards and on the top of your kitchen cupboards, not to mention a thorough clean of your oven and your walls.

 

These extra items can add many hours to the cleaning that needs to be done.

 

These are the things that a Property Manager is commonly looking at first, these things are the indicators that a Property Manager looks to work out whether the property has been professionally cleaned or not. 

 

Of course you need to clean your windows, inside and outside your cupboards, your kitchen and the floors, you need to clean everything.

 

Then after a thorough clean has been done of every part of your former home the Property Manager is going to inspect your property. They should complete a report called the “exit inspection report” and mark on the report any damage or unclean areas throughout the property. That report should then be compared to the “entry report”, which was done at the start of your tenancy so you and they can see what has changed between then and now. 

 

If their report finds damage or areas needing cleaning that were not that way when you moved in and they are not considered part of fair wear and tear, you then have a reasonable amount of time to correct the problem yourself, or you can agree to have an amount taken from your Bond to correct the problem, such as the cost of repairs or professional cleaning.

 

If you hired a professional cleaner to do your vacate clean at the beginning then they should have provided you with a Bond Guarantee meaning that if there is a problem raised with the cleaning itself then the cleaner will return and correct the issue at no charge to you.
